Employed at your current job for 6 months or longer. Self-employed with 2+ years of tax returns. Receiving reliable income (ssdi, VA benefits or Military income) Credit Requirements. Minimum credit score of 650 or higher. Bankruptcy History. No bankruptcy or Bankruptcy discharged more than 4 years ago. Collections. No non-medical collections. No collections from a previous landlord. No collections from a utility company. This program is optional and only available to applicants who meet the above criteria. The Security Deposit Alternative does not cover damages - tenants remain fully responsible for any damage beyond normal wear and tear. A one-month holding deposit is still required to secure the home. If you choose the Security Deposit Alternative, this holding deposit will be applied to your first month's rent at move-in.
