We operate under the ownership of Free Rental Finder LLC which was established in 2005. We serve renters, owners, and managers in a professional and respectful manner. Our platform is designed to give you a marketplace where you can pursue your dreams confidently.

Our Data Sources

HUD 2026 50th Percentile Rent Estimates for Fair Market Rent Areas are published annually, effective October 1st of each year. These estimates represent gross rent — contract rent plus estimated monthly costs for electricity, heat, water, and sewer — calculated for every metropolitan area and non-metropolitan county across the United States. HUD derives these estimates from U.S. Census Bureau American Community Survey data using a multi-factor calculation that incorporates 5-year and 1-year ACS measurements of gross rents paid by recent movers, adjusted by Bureau of Labor Statistics Consumer Price Index inflation data and a HUD-forecasted trend factor for expected rent growth. Jasnia uses the 2026 50th percentile estimates, which reflect median market rents rather than the 40th percentile figures used by Housing Authorities for voucher payment standards.
U.S. Census Bureau American Community Survey 5-Year 2024 data provides the foundation for our community affordability comparisons. U.S. Census gross rent uses the same definition as HUD — contract rent plus estimated utility costs for electricity, heat, water, and sewer — making direct comparison between the two datasets valid and meaningful. Because both sources measure gross rent on the same basis, the difference between U.S. Census 2024 figures and HUD 2026 estimates on our community pages reflects actual market movement over that period, giving renters and landlords a two-year price trend built from two independent federal measurements of the same metric.
U.S. Census ACS data also provides median renter household income at the county level, which Jasnia uses to calculate the rent-to-income ratio for every community we serve — the percentage of monthly household income renter(s) typically spend on housing. Financial advisors and housing economists generally consider 25% to 28% the optimal range, with ratios above 30% indicating housing cost burden and above 35% representing significant financial stress. Jasnia displays county, state, and national rent-to-income ratios side by side on every community page, giving renters an immediate and honest measure of affordability relative to local earnings — not just the rent price in isolation.
U.S. Bureau of Labor Statistics Annual Unemployment Averages 2024 complete the affordability picture by providing employment context at the county, state, and national level. For renters evaluating a new community — particularly those on fixed or service incomes — knowing whether work is available is as important as knowing whether rent is affordable. Jasnia displays all three comparisons together on every community page so renters can evaluate the full economic landscape of any area, not just the rental price in isolation.
