We automatically deny registered sex offenders and applicants with convictions for crimes against property or persons (for example, arson, larceny or battery). Other records are assessed by the nature, seriousness and recency of the conduct and applicants may submit mitigating information. A guarantor may be used to help meet credit and income requirements. Security Deposit Alternative - Qualification Requirements. Qualified applicants may move in with less upfront cost by paying a non-refundable fee equal to 5% of one month's rent instead of a full security deposit. To qualify, applicants must meet all of the following: Income: Gross monthly household income of at least 3x the monthly rent (for voucher/subsidy holders, applied to the tenant-paid portion). Employment & income history: Employed at current job 6+ months; or self-employed with 2+ years of tax returns; or receiving other reliable, verifiable income (Social Security/SSDI, VA or military income, retirement, child support, a housing voucher or other public assistance).
